I want to be straight with you about what we're up against right now. New home builders in Hotchkiss are undercutting resale pricing in a big way — one of our team's agents just closed a brand-new build nearby with 2,500 sq ft, a walkout, and a full basement suite for $775,000. When you compare that to our price point, it puts us roughly $40-50K over market on a like-for-like basis.
I also checked in with our closest comparable listing, and they've had zero showings in six months — which tells us this isn't isolated to us, it's the whole resale segment in this community feeling the squeeze.
